What leasing options are available?

Our leases are available for 6-15 months depending on availability. 

What are your application requirements?

Applicants must be at least 18 years old. 

How much is the security deposit? And is any of it refundable?

The security deposit is typically $200. It is not refundable.

Is there an application fee and can I apply online?

Yes. The application fee is $50 per applicant. Yes we do offer online applications

What fees/deposits are due upon applying?

​The security deposit is $200 and refundable less any move out charges (if any) and final utilities. Administrative fees, application fees, first month's rent, and the security deposit are the fees due to reserve the home.

Do I have to pay first and last month's rent?

No, we do not collect the first and last month's rent to move in. You will pay move in pro-rate then rent will always be due on the 1st of the month. 

When is rent due? How can I pay rent?

Rent is due on the first day of each month, and we do offer online payments for your convenience. 

Is there a late fee for overdue payments? Is there a grace period?

We do charge late fees for rent not paid before the 5th of each month. 

Is renter's insurance required?

Yes, we do require a 100K liability policy. The Retreat needs to be listed as an additional party. 

Are the apartments furnished?

No, our apartments are not furnished. 

Do you have items I can rent in addition to my apartment?

Yes, we offer carport, garage, and storage unit rentals. 

What happens if I need to move out before my lease expires?

Each lease contract includes a buyout addendum. 

Can the apartment be sublet or listed on Airbnb or VRBO?

No, apartments cannot be sublet, and we do not approve Airbnb or VRBO listings. 

What are the occupancy limits, if any?

Our occupancy limits are two people per bedroom. 

What are hours of the leasing office?

​The leasing office is open 9 AM - 6 PM Monday - Friday, 10AM - 5PM on Saturday, and 12PM - 5PM on Sundays.

What are the hours of the clubhouse?

For convenience, the clubhouse is open 24/7. 

What are the hours for the fitness center?

The fitness center is open 24 hours — head over soon for a workout.

What are the hours for the pool? Is it open year round?

The pool is open 10am-10pm, daily with an extended pool season​

What are the hours for the business center?

The business center is open and available 24/7. 

Do you offer valet trash services? Recycling?

We do not offer valet trash service at this time; however, we do offer recycling. 

Do you provide free Wifi? Where is it available?

Yes, WiFi is available in the clubhouse. 

Can I reserve your community room?

Yes, after hours for a fee. 

Do you have package lockers/how do I get my packages?

Packages are delivered to your door or the mailroom/business center.

Is storage included? Is additional storage available?

We do have additional storage available for rent. Contact the office for more information.

What security features does this property offer?

We provide controlled access buildings and a courtesy patrol. 

Does this community have a pest control service?

Yes, we provide pest control services at no charge to our residents. 

Are parts of the apartment community accessible to the public?

No, we are a private community, with amenities accessible to our residents.

Are BBQ grills available year round?

Weather permitting, our grilling pavilion located in the pool area is available to use. 

I have a noise complaint. Who do I contact?

Contact the office during business hours or contact the courtesy patrol after hours.

What is the smoking policy?

​The Retreat at Tiffany Woods is proud to offer smoke-free apartment homes.

I need emergency maintenance. Who do I call?

Please call ​the main line and follow the prompts. we have 24/7 emergency maintenance available.

I have a non-emergency maintenance issue. Who do I contact?

Contact the office during regular business hours for non-emergency maintenance issues. 

Do you allow pets? What is the pet policy?

​The Retreat at Tiffany Woods welcomes cats and dogs only. We do not allow caged animals or those requiring an aquarium or heat lamp. Animals must not exceed a combined weight of 100lbs per apartment home. Animals may not be in the common areas of the community unless on a leash or an approved device based upon the animal’s certification and may be restricted from specific areas. The animal’s owners are responsible for cleaning up after the animal and for any damage done by the animal. Animals may not disturb the peaceful and quiet enjoyment of the other residents. All animals must be in compliance with all state and local laws concerning animals. We do not allow aggressive animals of any type.

What is the parking situation?

The Retreat at Tiffany Woods offers detached garages for $120 a month and carports available for $50 a month. One vehicle per lease holding resident is allowed. General parking is not assigned.

What is the policy for snow removal?

We contract with a third-party snow removal company.

What is the policy for guest parking?

We request that guests do not park in reserved carports. 

Are there building quiet hours?

Yes, quiet hours are from 10PM to 7AM, daily.

What decorations or changes to the apartment are prohibited?

Residents are not allowed to paint or change fixtures/appliances.

Can residents put personal grills on their balconies?

No, grills are not allowed on balconies. 

Are there restrictions for what can be put on balconies or patios?

Only patio furniture is acceptable for balconies/patios.

What is the procedure for moving out?

A 60-day notice is requested when moving out. 

Is there public transportation nearby?

There is a bus stop within walking distance of the apartments. 

What school district serves the community?

We are within the boundaries of the Park Hill School District.

How much traffic is there in the area? Are there any times during day/night that it is heavy?

There is not a stoplight within sight! 

Do you have washers and dryers in each apartment?

Yes, our apartments have washers and dryers for your convenience. 

Do your apartments have dishwashers?

Yes, dishwashers are included in the appliance package. 

What kind of kitchen appliances do you have?

Our apartments feature a stainless steel appliance packages. Most appliances are about six years old. 

Does the apartment come with a microwave?

​Yes. Our apartments feature built-in microwave ovens.

Are stoves gas or electric?

Our apartments feature electric stoves. 

Do kitchen sinks have a garbage disposal?

Yes, kitchen sinks are equipped with a garbage disposal. 

Is there a bathtub or just a shower? Are they together or separate?

There is a bathtub/shower combo in every home. Select homes also have full-size shower with built-in seating

When were these apartments built?

The apartments were built in 2015.
